Palazzo Oliveto

A historic Italian palazzo surrounded by olive groves, exquisite gardens, and rolling countryside, offering an elegant retreat just beyond Rome.

Originally dating back to the 15th century, the palazzo stands within a village whose origins can be traced to records from the 11th century

The childhood home of an internationally renowned landscape designer, the estate combines centuries of heritage with understated elegance. Days unfold between shaded terraces, long lunches overlooking the countryside, and afternoons spent by the infinity pool, while evenings are best enjoyed beneath the loggia with a little aperitivo.

More than a holiday home, Palazzo Oliveto is a living piece of Italian history, offering guests the opportunity to experience centuries of heritage within an atmosphere of warmth, beauty, and authenticity.

THE LIVING SPACES

Lovingly restored with meticulous attention to detail, Palazzo Oliveto preserves the character and grandeur of a historic Italian home while providing every comfort for modern living.

At its heart lies the magnificent salotto, adorned with original eighteenth-century frescoes, terracotta floors, and comfortable seating areas that remain naturally cool throughout the summer months. Adjacent to the main reception rooms, guests will discover a billiard room, a library stocked with English books, and numerous quiet corners designed for reading, conversation, and relaxation.

The estate's spectacular 70-foot loggia provides one of its most memorable spaces. Framed by elegant arches and overlooking the rolling Sabina countryside, it offers a shaded retreat for long lunches, aperitivi, and evening gatherings as the sun sets across the hills.

Beneath the house, hidden passages reveal centuries of history, from ancient wine cellars and former kitchens to a fascinating dungeon, creating an atmosphere unlike any contemporary villa.

THE BEDROOMS

Palazzo Oliveto comfortably accommodates up to 12 guests across 6 double bedrooms and 5 bathrooms arranged over two floors of the palazzo.

Each bedroom reflects the timeless character of the estate, combining traditional architectural details with understated comfort and views across the gardens, olive groves, and surrounding countryside.

For larger groups, an additional floor can be made available upon request, offering:

• 2 twin bedrooms
• 1 single bedroom
• 1 shared bathroom

This additional accommodation makes the estate particularly well suited to extended family gatherings, retreats, and special celebrations.

THE GARDENS & INFINITY POOL

The gardens of Palazzo Oliveto are every bit as remarkable as the house itself. They have been carefully shaped over decades to create a series of beautiful outdoor spaces that feel both elegant and deeply connected to the surrounding countryside.

Three secluded and shaded gardens retreats offer peaceful corners for reading and converations while pathways weave through olive groves and fragrant Mediterranean planting.

Positioned at the edge of the estate and surrounded by olive groves, the infinity swimming pool enjoys uninterrupted views across the rolling hills of the Sabina countryside.

Spend long afternoons beneath the Italian sun, cool off after exploring nearby villages, or simply unwind with a book while taking in the panoramic landscape that stretches into the distance.

THE EXPERIENCE

One of the greatest pleasures of staying at Palazzo Oliveto is experiencing the warmth of traditional Italian hospitality.

Throughout your stay, Daniela and Nicolina care for both the house and its guests, preparing simple, seasonal dishes inspired by the traditions of the Sabina region. Homemade pasta, fresh ravioli, local specialities, freshly baked bread, farm eggs, and organic vegetables when available are all part of the experience.

Meals are served either within the elegant interiors of the palazzo or beneath the shaded loggia overlooking the gardens and countryside beyond.

Combined with produce from the surrounding region, the estate's own organic olive oil and a carefully curated wine selection from the cantina, dining at Palazzo Oliveto captures the authentic flavours of rural Italy.
